A huge new housing and infrastructure scheme has been submitted for land at Lee Hall, on the eastern edge of Westhoughton, setting out one of the most significant development proposals the town has seen in years.
The plans – prepared by Peel Land – outline a major mixed-use neighbourhood including up to 1,450 new homes, a 75-bed care facility, new community facilities, green spaces and a large employment zone to the north of the site.
At the centre of the proposal is a new strategic road connection called Park Avenue, described in the planning papers as critical to the wider Northfold growth corridor. The road would connect Manchester Road with Chequerbent and the M61, aiming to ease long-standing congestion around the junction and unlock future economic growth. The masterplan drawing shows the route running north–south through the site, linking directly into new employment and commercial plots near the motorway.
